Budget boutique brand Point A Hotels is opening its second Edinburgh property in July, with the 206-room Point A Edinburgh St Andrew Square taking bookings now.
The hotel occupies a Category A listed building at 9-10 St Andrew Square, originally designed by Basil Spence and Partners as the head office of the Scottish Widows Fund and Life Assurance Society. The building was most recently used as an office block and also housed a Sainsbury’s Local on the ground floor, which closed in October 2024.
The property spans six floors, offering 148 doubles and 58 twins, along with a bar and breakfast area, luggage store and communal ironing room. Interior design was led by Leisure Concepts, with Maith Design as project architect. The scheme follows Point A’s Gen 5 design concept, underpinned by the Danish principle of hygge, focusing on comfort, warmth and a sense of belonging.
The conversion has retained several significant listed features, including the dramatic entrance lobby, a helix staircase around a cylindrical stainless-steel lift shaft, and full-height marble and granite wall cladding. Sustainability measures include air source heat pumps for heating, cooling and hot water.
The project is a joint venture between Queensway, which manages the Point A brand, and investment firm Tristan Capital Partners.
